The vision

CREATING A THRIVING

TOWN CENTRE

Initial plans have been designed to revitalise the heart of Royal Sutton Coldfield. Whilst working within the constraints of an operational shopping centre, our proposal seeks a phased development that will deliver up to 700 new homes, spaces where people and businesses thrive, places to eat and drink, a hotel, leisure facilities and community hubs that promote wellbeing, culture and connectivity.

Our plans have been developed with the community in mind. We believe the people of Royal Sutton Coldfield deserve to have a town centre that meets the needs and aspirations of the town for generations to come.

AN EXCITING FUTURE AWAITS

In 2021, The Sutton Coldfield Town Centre Masterplan SPD was adopted by Birmingham City Council. This now forms part of the City’s Development Plan. The Gracechurch Centre is allocated for development within the SPD and the principles have formed the foundation of our proposals taking into consideration a full range of constraints and opportunities.

GRACECHURCH SQUARE, A NEW TOWN SQUARE

COMMUNITY-LED

SPACES

New community-led spaces for wellness and healthcare including including Yoga, teaching, healthcare and more.

AN IMPROVED

RETAIL OFFER

Consolidated retail and comprehensive refurbishment strategy creating an environment where a mix of national and independent retailers thrive.

A 120-KEY

HOTEL

A new 120-key hotel to the south of the scheme with servicing retained via the existing basement and parking via the existing multi-story car park.

A NEW NIGHT-TIME

ECONOMY

Active frontages along the parade and around the perimeter of two new public squares will be home to a diverse and quality food & beverage offer.

PUBLIC SQUARES

Two new public squares will act as the new 'Heart' of the town, providing the perfect setting for community events including craft markets and outdoor performances.

TO LIVE

Up to 700 high-quality new homes to the north and south of the development featuring a mixture of architectural styles to complement the fabric of the town.

IMPROVED

CONNECTIVITY

Improvements to the walkability and connectivity to the park and the rest of the town, creating new connection points across Brassington Avenue and more.

LEISURE

The introduction of an improved leisure provision for people of all ages to enjoy. Ideas include civic spaces, a museum, and theatre amongst others.

Quality homes

LIVE IN THE HEART OF THE ROYAL TOWN

We plan to build up to 700 high-quality new homes to the north and south of the development, creating jobs and the economic demand to sustain an improved retail and F&B offer. These homes will combine a mixture of architectural styles and designs to create an interesting street-scene that complements the existing fabric of the town.

DELIVERY PLAN

The development will be delivered in phases over a number of years to minimise the disruption to the town and the community and ensure the heart of the Royal Town is maintained.

PHASE 1

Consolidate and enhance retail to the centre of the site from the Northern Gateway. Maintain a meanwhile use along the edges of the sites to the mall and Parade where possible.

Northern Gateway: Redevelop to provide active ground floors with homes above. Maintaining the retail operation of the rest of the town centre.

Consolidate and enhance retail to the centre of the site from the Southern Gateway. Maintain a meanwhile use along the edges of the sites to the mall & Parade where possible.

Southern Gateway: Redevelop the South of the site to provide active ground floors with restaurants, cafes, and different types of retail and public space with homes above.
